Atlanta Housing Down Payment Assistance

Deferred grants of roughly $20,000 to $25,000 toward down payment and closing costs for qualified first-time buyers. Reduces the upfront cash barrier to owning a home and locks in a predictable monthly housing cost.

City of Atlanta limits only. Most Clayton County addresses do NOT qualify, so verify the property is inside Atlanta city limits before applying. First-time buyers only; income limits apply. Clayton County buyers should look at Georgia Dream instead.

Georgia Dream Homeownership Program

Statewide mortgage program from the Georgia Department of Community Affairs offering $10,000 to $12,500 in zero-interest down payment and closing cost assistance, repaid only when you sell or refinance. Available on Clayton County homes, bridging the upfront cash gap for low-to-moderate-income buyers.

First-time buyers, or no home ownership in the last three years, meeting DCA income and purchase price limits. Homebuyer education course required. Clayton County and statewide.
